Working Together

Three ways to hire the same experience. I sit on the bank’s side of a construction loan, on the owner’s side of a build, or in the project manager’s seat running the job day to day — never your general contractor, and never more than one seat on the same project. However your project is set up, there’s a way I can help.

FOR BANKS & LENDERS

Every draw request tells a story — this much work done, this much money owed. When the story runs ahead of the building, the difference gets buried, and the loan finds out at the end: budget spent, project not finished.

I check the story against the site. Work actually in place, in the right order, before the draw is funded. Plan and cost review before closing, inspections with every draw, and a straight cost-to-complete at each step.

Construction Loan Monitoring

Plan & cost review before closing: plans and specs checked for completeness, the budget checked against the contract and current pricing, the schedule checked against the loan term, the contractor checked for experience and workload — a written report, a clear recommendation, and a baseline budget to judge draws against. Then a site visit with every draw: percent complete by line item against the schedule of values, photos, stored materials verified, change orders reviewed before they’re funded, and budget remaining against cost to complete — is the loan still in balance. Every report ends plainly: fund, fund reduced, or hold, and why. For 1–4 family and private loans, the same visit in a lighter report. Not a call center, and not an inspector sent in from out of state — a local operator who knows these towns, these builders, and how a Shore project actually goes.

Order of Operations, Checked With Every Draw

Before the first draw, I review the builder’s sequence of work and the draw schedule against how a building actually goes together, stage by stage, with the inspections each stage needs. That sequence becomes the standard the draws are judged against. Then the order gets checked with every draw — not just the percentages. A builder shouldn’t be requesting drywall money when the rough mechanicals aren’t finished and passed inspection; once the board goes up, that work is covered, and nobody can verify it was done right. Out-of-sequence line items get held until what belongs before them is complete and inspected.

Independence

On a loan I monitor, I work for the lender alone — no role for the borrower or developer on the same project, no fee from the contractor, and any prior contact with the borrower or builder disclosed before I accept the assignment. That policy is in writing, in the engagement letter. Based in Wildwood Crest, covering Cape May County and the southern Shore — see The Shore page. Start with one plan & cost review: flat fee, a report your file needs anyway, and it shows you my work before there’s any talk of a panel or a list.

FOR OWNERS

The most expensive line in a construction budget is the one nobody checks.

On a typical build, the contractor’s profit is baked into every line — and the allowances, change orders, and overruns are where thousands more get buried, in numbers nobody on your side ever verifies.

That’s the seat I sit in. The budget before you sign. The sequence of work before it starts. Every draw before you pay. So what you spend is what the build actually cost.

For Homeowners — Owner Advocacy

Building or renovating at the Shore, from somewhere else? I help you choose the builder, review the plans, budget, and contract before you sign, then stay on the job — site visits, photo updates, and every change order and payment request checked before you pay it. One point of contact, straight answers, first plan to final walkthrough.

One more thing, small but worth it: if you’re thinking about buying a newly built spec home, I can look over the house — and how it was built — before you sign.

For Developers & Investors — Owner's Representative

Your person on the project, locally: builder and team selection, budgets and schedules watched, draws and change orders reviewed, problems surfaced early. Pre-purchase and feasibility looks, and honest assessments of projects already underway.

HIRED PROJECT MANAGER

Sometimes you don’t need a rep — you need the job run.

Construction Consulting

A second opinion, by the hour or for the whole job: scopes, estimates, bids, change orders, schedules, problem jobs. Bring me the paperwork before you sign it, not after.

Getting Your Project Back on Track

Stalled, over budget, behind schedule, or going sideways? I assess what’s actually built and what it will take to finish, then lay out the plan to get it done. Owners hire me for this — so do developers, investors, and lenders.

How it works

Conversation — tell me about the project. Straight scope — what I’d do, plainly stated. We get to work.

Tell me where your project stands. If I can help, I’ll tell you how. If I can’t, I’ll tell you that too.
